Are you selling a home in Peterborough and wondering where to start? Selling a house can feel like a big job. There are photos to take, people to meet, and many papers to sign. Even if you have a great agent, it helps to know the words people use. I am Frank Rosso, and I help people sell homes in Peterborough and the Kawarthas. I have seen that knowing these terms helps people stay calm and make good choices.
What are the most important real estate terms for sellers? Here is a simple list of 20 words you should know. I wrote this for regular people, not for lawyers.
Home Seller’s Glossary: 20 Real Estate Terms to Know
1) Asking Price: This is the price you put on your home when you list it. It is just the starting point. The final price might be different.
2) Selling Price: This is the final price that you and the buyer agree on in the end.
3) Buyer’s Market: This means there are many homes for sale but not many people buying. Buyers have more choices here.
4) Seller’s Market: This means many people want to buy, but there are not many homes for sale. Homes often sell fast in this market.
5) Balanced Market: This is when the number of buyers and homes for sale is about the same. Prices usually stay steady.
6) MLS: This stands for Multiple Listing Service. It is a system agents use to share information about homes for sale.
7) Listing Agent: This is the agent you hire to help you sell your home. They give you advice and talk to buyers for you.
8) Offer: This is a paper a buyer gives you to say they want to buy your home. It lists the price they want to pay.
9) Conditional Offer: This is an offer that only works if something else happens first, like a home inspection or getting a bank loan.
10) Firm Offer: This is an offer with no "ifs." Once you sign it, the home is sold.
11) Counteroffer: If you do not like the first offer, you can change things like the price and send it back to the buyer.
12) Deposit: This is money the buyer gives to show they are serious about buying your home. It is kept in a safe place until the end.
13) Closing: This is the final day when the home becomes the buyer's and you get your money.
14) Closing Costs: These are extra costs like lawyer fees and moving costs that you pay at the end.
15) Chattels: These are things in the house that are not attached, like your fridge or your curtains. You usually take these with you.
16) Fixtures: These are things attached to the house, like lights or cabinets. They usually stay with the house.
17) Staging: This means cleaning and moving furniture so your home looks its best for buyers.
18) Curb Appeal: This is how your home looks from the street. A tidy yard makes a great first impression.
19) CMA: This stands for Current Market Assessment. It is a report your agent makes to show what your home is worth based on other sales.
20) Dual Agency: This is when one agent represents both the buyer and the seller. There are strict rules for this in Ontario.
A simple tip for a smooth sale
If something is important to you, make sure to put it in writing. This includes what stays in the house and when you want to move. This keeps everyone happy and clear.
